I wanted to get opinions on a contractor quote for rehabbing a garden unit apartment. 700 sq ft, would need a full gut, including excavating the concrete slab floor to level and increase ceiling height.For a basic reno, what would a ballpark estimate be to take the place down to the studs, dig out the floor, and rehab with standard finishes, which would also include granite, simple SS appliances, new wiring, and can lights.

We did as much as we could to the kitchen and bathroom, granite, tile etc but other than that the house does not have much in general to offer.

That will be when you put in Granite countertops and hardwood flooring.Just an FYI, if you only do what is required to bring to code, you should be able to recoup all your money plus the 25 or 50% interest.

i was thinking 175$ is more reasonable if you are going to have premium finishes (granite, subzero) etc. to justify the $650k+ retail tag.

my neighborhood doesn't support granite...again going for durable and cost effective.Paneling - the living room has paneling and i was thinking about just painting over it and not risking pulling it down and opening the pandora's box that MAY lie beneath.
