Self managing takes a little effort and some time, but reward far outweighs the effort for us.

No leg work from them to put claims against the tenants they found but to collect their portion and tell owner to remodel the whole home again to avoid time and effort on retrieving the funds from tenant to pay for their damage.

There are companies that are vertically integrated specialized for helping investors who don't have the time nor the effort to spend sourcing deals, managing contractors, finding residents and managing.

Run the numbers to see if the tax benefits outweigh the cash and effort you'll be putting in.

Ideally, you would want one that would share systems with you (spreadsheets, budget tracking, walkthrough checklists, etc) this would save you a ton in time and duplicated effort. 

You need to put effort into finding distress.
