In most of Raleigh city limits specifically, the lack of room to build new construction developments has stirred the folks in zoning.

You have to factor in demand and vacancy rates to determine if it will be more profitable, and that’s specific for each market.

Zillow is not ideal because this is a monthly furnished rental - which Zillow doesn't have a specific platform for - but that's what has worked for me up to now. 

Use this meeting to gather their perspective on the property and understand their goals before making any offers.Keep It Informal Initially: Avoid jumping straight into specifics about pricing or terms.

These were not specifically related to owning rental properties but the clients' assets (including any owned property) was better protected due to having umbrella coverage.  

While it may not offer as much diversification, at least with a syndication, you can review the specific merits of that particular deal.Also, the fund operator typically has different motivations than the syndicator.
