From a tax perspective, there typically isn’t a significant advantage.

I am not sure if an attorney review will help with this, specific, basic level of knowledge.Just like an attorney likely won't call out, from a legal perspective, that you are investing with a sponsor who is 23 yrs old and been a residential loan underwriter for 8 months before trying to piece together a syndication.  

That just tells me real estate must just be a safer bet than dental offices from an investors perspective, which is great as I'm moving away from dental.

But that fresh start was excatly what he needed to rethink his approach.Have you considered looking into markets outside of San Francisco?
