The heated square footage is 3384sqft and includes 6 bedrooms, 4.5 bathrooms, and 8 separate fireplaces!

Look for evidence of cigarette butts in the air ducts and fireplace.  

If I were you I would work on the rain guards first since it's the middle of the summer and the fireplace will be the last thing that needs to be used.
