Such plans have different architecture to facilitate non-traded assets like real estate, stock of privately held companies, etc., all of which an IRA can invest in per IRS rules.The key to understand is that the IRA is the investor, not you personally. 

I bought the house through a "facilitator" from Ontario, Canada who had developed relationships with wholesalers/renovators/property managers in different cities.

Who can help me facilitate this deal quickly as the bank is confused and I called a friend who is an attorney and he referred me to a real estate attorney and even he seems confused.  

Good question - Since I have left my W-2 in anticipation of moving, and to facilitate fully immersing myself in real estate, my savings rate has essentially dropped to zero for now, so I know I need to be careful until I start generating more deals. 

My plan is now making a flip on it I’m looking at investment properties similar to mine in the area going for over 350k and they don’t have some the advantages that my property has such as it’s connected to 3 neighborhoods which will facilitate on utilities.

@Franko Shenault big difference between IL an WI - you don't need an attorney to close a deal in Wisconsin, your agent writes and reviews the contract and the tile company facilitates the rest.

Hey all, my friend and I are interested in the process of duplex-to-TIC conversion in the SF/Bay Area, and are wondering if anyone here has had any experience either facilitating such a conversion, or has gone through it themselves?

If this is an off market deal however and you're already going to be working with a wholesaler (who had the original assignable contract you're simply, using the realtor to help facilitate- which can make sense to do if you've never done before to protect EMD, etc. ) you're already paying the wholesaler as it's built into the asking price.
