We don’t have to worry about getting shot randomly when jogging because of our skin color, or during a routine traffic stop, a black kid playing with a toy gun, etc. or having our property appraisal be off, qualifying for a loan, getting a job, making a sale, etc.

I routinely do this kind of early stage analysis and have created a pro forma to figure out if a deal works or not.

I feel like I need to meet people face to face to create business that way, but want to know what other think/suggest that I should be adding to my daily real estate routine?

This is kind of over the top, and if I asked someone who they used for subs/any other work and they actually said they weren't going to tell me out of being insecure that I would steal from them, I'd probably raise my eyebrows and never consider speaking with that person again.If someone wants to find out who you use, they can and will.

There are advantages to the owner doing this such as routine cleaning of the property and guaranteed rent to be paid on time, fix any repairs etc.This would allow you to take that $50k and and get multiple STRs as opposed to only one.

I kid you not, with the most matter of fact straight face and a raised eyebrow as if to say "well duh" he says, there cleaning up from the goat.... i say "the goat" which is honestly just my mouth moving on auto pilot because my eyes are locked in shock and horror at what I am seeing, they broke me, I am broken. he says "Yeah, the goat, it was a wedding party, we have the goat for the wedding, we killed it, gutted it, now I am cleaning it out". 

Start with calendar reminders and task list items and build life planning time into your daily and weekly routines until it becomes habit.
