everyone wants those deals, and so you're competing remotely / from your computer against experienced investors in person in any market you'd pick. 

Thats all well and good but as I have become experienced, I know how to manage properties anywhere and I know what to buy.

I think 2-4 units may better suit me at the moment until I am a bit more experienced.

The good news for you as an investor will be likely you get a better and more experienced agent.

It Could help your offer though if the seller thinks he might have difficulty in identifying his replacement property within 45 days (he has 180 days to actually close on it) And it’s okay with you....you could offer to delay your closing for up to 30 days or so, to help him have more time in identifying his replacement property.
