The cap ex, repairs, broken appliances from a 6 unit will eat you alive.

The only concern for me is that none of these would cash flow positively after factoring in all the items (vacancies, cap-ex, repair, etc.).

The downside of buying cheap houses is the lack of appreciation they have and having to pay for the same cap ex issues over 10-15 years.

@George Red little post update filed in a different court and that judge granted me the ex parte now just need to get her served. 

It was the "buyer" and my ex who did a seller financed sale behind my back.
