So you have a gap between handing your check over to the Cryer for the sale and when you get the deed and there is no title insurance.. you can buy aftermarket after the fact title insurance but if there is any gotchas on title when you bought those will be exceptions.

There is a proration available for a couple of exceptions when you haven't lived there for 2 out of 5. 

I fix all legitimate issues in my properties, with exception to ice makers.

This could be the exception, that proves me wrong, but I would not take the risk.

Everything in there sounds good to me except the ebooks.

Others may see that differently.There is no additional paperwork except the initial rental contract.
