You should start with both of these suggestions. 

I bet that essentially no one is starting new construction projects, which bodes extremely well for owners 2-4 years from now.- Prices for insurance policies will never go back down, but it is not unreasonable to expect costs to rise at a more predictable pace from here.

Start building relationships with retirees who want a better return on their money.

Hiring someone to do the work will likely cost too much (I would charge a small fortune, it's an incredible amount of work) and doing things as cheaply as possible will bite you in the *** later when you start having issues with your own shoddy work and/or materials.

other posters have started threads saying they're going to buy STRs for tax savings... and this doesn't make sense to me.  

I know that you do a great job smoothing out any "rough spots" in the lending process, so that certainly helps when the deal starts to go sideways... 

If there is not one in your area, look for the closest biggest city or consider starting one for your area.3.

And I understand that there is a person here on BP that started a meetup for St Joe, but I have not seen them posting it lately..
