With the caveat that I'm much more familiar with traditional private equity funds than real estate investment funds, I would caution that the returns waterfall is extremely favorable for the GP.

By letting the tenant know that while you hate what happened to her and the position it has put her in, you are not the right vehicle/organization to subsidize her. 

If you're looking to scale it could be worth while to sell and re-distribute that equity with the help of some save leverage. 

For a truly passive experience you'd probably need to be an investor in private equity deals or be a silent partner on a project.
