i lost a final offer war with someone else on the PERFECT duplex property and then this one I'm settling on now is about 85% as nice hahaha. i know its comparing apples to oranges but i really had found a "unicorn property" and lost it!!

Our problem is, we have identified a property to buy but we are right in the middle of construction on our new home and our lender has told us not to finance anything else until construction is completed.

It took a year of painful lessons (the first of which is that NOBODY will care about your business as much as you do (Evolve), and that - in my case at least- self managing makes more sense -even remotely- than allowing someone else who has different motivations to take the reigns. 

If all else fails, I think the seller should be able to hire a lawyer to do a quiet title action to resolve the issue.

As @Patrick Drury mentioned- the West Side does not have any POS areas (besides Lakewood, but it's only needed for previously non-owner occupied/rental properties) Something else to consider in Cleveland proper is Lead Safe Testing ..

You cite his banging on the door and uttering profanities which means you or someone else witnessed it and told you about it.

I look for liens that will be removed or that may stay, ownership history, platting, zoning, exit strategies, cost & profit analyses, and above all else; I physically look over the property.

Any one else in the BP community or any of my Chicago Real estate folks have any big goals for 2025?

Everything else comes from networking, experience, and getting your hands dirty.
