Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

@Aj Yorkjust to be blunt - out of state is tougher than advertised, and cash flow is difficult in any market, even supposed "lower cost" markets like KC. 

i think remote BRRRR is tougher than advertised.

Also curious how others navigate our short term rental laws (seems like many property owners are advertising for periods shorter than the 14 day minimum) Also curious if many owners are actually paying hotel taxes to the county or waiting for more clarity on the law

I use Turbotenant for collecting rent and electronic lease signing and it's been great.

The problem with that system is that the meters were in each unit and electronically transmitted the usage to a third-party provider for billing.

recently heard that this area has a community developed, called Pradera Oaks (CR51/CANNON RD, Bonney, TX 77583), developed by Wan Bridge, advertised as affordable and has a big rent market and has the potential to appreciation.

No one ever achieves the advertised NOI, unless it's an absolute NNN lease or what they call a ground lease. 

The only thing I can add is that she signed the lease on my behalf- the realtor was trying to send me a document for electronic signature, but I couldn’t open it at work, so the realtor sent the document to this person and she put my signature on.
