You have to decide what you want appreciation only,cash flow,or combo of both.That will dictate the area more and how active or passive you have to be to get the return you want.

In fact, in Georgia, agents who are not members of NAR are NOT ALLOWED to use NAR forms unless they pay a separate fee for those forms -- and many agents in Georgia don't pay those fees and don't use those forms.I can't speak for other states, but the Georgia Real Estate Commission does not dictate what contracts agents can and can't use; therefore, you can use any valid legal document your broker allows you to use, and if you're a broker yourself, you can use any valid legal document you choose.I'm not saying it's wise to use your own contracts...I'm just saying it's not illegal.

In my experience, if I don't have a property put back together in 6 months then I'm probably looking at other options anyway.Yes, this insurance "package" does look somewhat standard - as in the coverages are pretty much dictated by the carrier and tied together like a trim package on a car.
