Less choices in the fall/winter, but then again, we're not worried about where to put the tv, or what color the carpet is :) 

We provide dark grey washcloths in every bathroom for just that purpose.

You can sand it , you can stain it , finishes in all colors .

@Henry HsiehTo provide a different perspective:I am NOT a property manager so I have no skin in this game  But I can tell you, as a GP involved with over 1100 units and $140M AUM, good property management is a big key to successful investment. 

I would never deny anyone due to their race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, disability or (new one for Colorado) source of income.

Even being out of budget, that transparency is really valuable and not leaving investors in the dark! 

Since it's the ceiling, when your plaster man is finished with the repair you can bank on it it's going to need special primer to hide the water stain and a respray of the ceiling color.

I used light floors and dark walls for contrast and light furnishings pushed against the dark walls for pop.

For those starting out, always have some 'skin in the game.'
