Now, while this is actually sort of standard cash-flow policy in other industries, due to the way residential construction lien laws work; if the bills are unpaid on the project you own, you can actually be held liable if invoices go unpaid, the builder goes out of business and the vendor sues.However, using a good title company negates this risk entirely and these projects can be extremely lucrative for all involved.

When invoices are paid to contractors for the hard costs, usually the developer requests a release of lein to be signed that is approved and inspected by all parties including, the bank, bank inspectors, county attorney, title company, etc....This release prevents any files, leins, or judgements to be placed on the property after substantial completion.

The question above was not about a 780 borrower or how much he was putting down...They wanted a lender WHO WAS willing to do a loan like that SAME day -when the seller purchase isn't even RECORDED yet.AND I am saying there are VERY FEW that will do that when the dang on seller purchase ain't even recorded yet...further more...the BUYER lender probably isn't even aware of the seller purchase.Your opinion is your opinion but in this industry...Most lenders do care as to how long someone bought the property - that's why we have property seasoning issues and PRE-PAYMENT penalties...the banks don't make no money when you flip the property that fast.

If you have multiple computers (or an ipad, phones etc) it can sync everything so you always have access to your documents, records, invoices or whatever you have in there.

Magistrates won't give a landlord in my state a dime for any cleaning etc. that the landlord does but will accept invoices from maid service, carpet cleaning companies etc.
