My advice is don't take any national road tour class. 

That's a pretty dire situation as an economy we are currently in with no relief in sight.I'd sell as a lease/option to someone who can’t get bank financing (such as a successful business owner), getting 20% down and basing the strike price as a 20% premium for 2 or 3 years down the road, charging a reasonable interest rate to get cash flow.

Id get a price from a licensed plumber to fix what is known bad/ faulty, and an additional price to replace all that is a potential problem down the road. 

Thank you LeAnn, It's going to be a slow road for me - working on debt reduction, then building credit for the LLC, but that gives me time to learn and discover what strategy is the best fit for me.
