I purchased the property with all new tile & carpet flooring, paint, windows, doors, kitchen appliances, granite counter tops in kitchen & bathroom, and fully furnished (some furnishing is outdated).

And no dont do pink tiles becasue that is what one person wants for their 7 year old daughter - that is too limiting.genrally people want clean and comfort and ease - so if one item is not going to look clean with usual wear get one that will (usually black shows the dirt, as does stainless) - an as has been said, the inexpensive touch ups like nice hardware, a better countertop finish that wears well are the things you will want - think back to your life as a renter to help.

Those 2 duplexes also have to be power washed and I guess we have to do them first, along with replacing the roof, and residing the front, and putting in new shutters. and changing the House numbers, and replacing a fence. and putting in new kitchen cabinets and a new counter top and new sink and faucets for one tenant, and a new Bathroom tub and toilet and floor for another tenant.

It is an REO property that, from what we've seen, needs new kitchen appliances, counter tops, carpet upstairs, kitchen and laundry room flooring, and a new window, as well as some basic yard work (which we will do).There is a problem though.

If a client calls me and doesn't know what he wants, I won't bid on it, I don't want the headache of arguing with a bid I made on a countertop that costs $100/slab and he expected $400/slab.Others won't give you recommendations, it might be that, they are using these contractors often and they don't want to fill their schedule.
