While you have mentioned that the tenants’ frequent texts are annoying, it’s best to stay professional and set boundaries by letting them know you’ll update them when there’s progress.

I know the larger companies around here were charging up to 25% but it will probably vary no matter where you are at.  

This company might be a good option one day, but not now. 

Downside is setting the “ sale” price such that the original investors get fair value and NewCo investors aren’t getting a bad deal.  

The people that run these companies usually come from an "investment banking", real estate, or construction background.

I took the time to set it up and that property ended April 2024 at 100% occupancy. 

Right after I closed on that one the insurance company demanded I make a couple thousand dollars of repairs.

The premiums didn’t make sense compared to the other options I found for the two properties I moved off this policy, nor did they align with the rates I have for other properties in my portfolio that are not on this policy.I’ve shopped this policy extensively across multiple companies and brokers.
