Put language in your lease about use of the screen for all fires.I always made it the tenant's responsibility to have the chimney cleaned at least once per year for the built in fireplaces and twice per year for the store bought types as they have smaller chimney piping.

As they mention one of the best solutions is to make sure water does not flow toward the foundation it should flow away from it for many reasons structurally but water is not your friend.

A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?

MTR brought in 75% of the gross and more of the net due to lower cleaning fees for turning over the STR.For gross numbers we brought in about 1.2% of the ARV value in monthly rent this year which is decent based on the rules of thumb at least.

We actually keep a pantry pretty well stocked with basics:  tea, coffee, cleaning supplies & laundry stuff, cup of noodles, ramen, soup, oatmeal packets, microwave popcorn, spices, bottled water, lemonade mix/crystal light, etc.

As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.If someone has trouble managing their money, then a HELOC is not the solution.
