I like ceramic core because it stands up to water.

After taking out the four-tens I would picture about a 45% cash flow number.I try to use all ceramic tile flooring although I am giving serious thought to trying some laminate in a small present project.  

I have a duplex, that's fully renovated with ceramic tile throughout, so we have an open pet policy.  

Always hold back some extra tile/carpet/LVP to match small areas 5 years from now...They are regular 12 X 12 ceramic tiles that i bought from HD.

Look for one that has an Aluminum Oxide scratch resistant finish or a ceramic bead one.

They are attracked to water and lots of the 1950's houses had Ceramic Sewer pipes.

It's durable for sure but it's not "ceramic tile" durable.
