After taking out the four-tens I would picture about a 45% cash flow number.I try to use all ceramic tile flooring although I am giving serious thought to trying some laminate in a small present project.

Always hold back some extra tile/carpet/LVP to match small areas 5 years from now...They are regular 12 X 12 ceramic tiles that i bought from HD.
