@Robert Morris it can work - until it doesn't via a lawsuit.Challenges:1) They are NOT professionals2) They are not licensed, so may cause you legal headaches3) They won't have insurance, so what happens when their actions lead to a lawsuit?

To do it safely its a niche and one needs to be aware of all the things that can trap you and cause you a negative experience..

I see too many of these pull a rabbit out of a hat deals that just cause you more trouble and headaches down the road. 

If left untreated, could cause more issues down the line.

Very nice market, but pricey and again like you are finding the numbers just don't make sense because sale prices are inflated cause you have paper heavy investors who are thinking way long term and any short term extra costs are irrelevant to them.
