We could probably sell a few more plans if we did wave that "loan candy" around, but that is not what we are here for.The only reason the 401k loan provision exists is because congress knew folks would not contribute to 401k plans if they did not feel there was a mechanism to pull funds out.If possible, I suggest you operate without the 401k loan if you can.

I am going to start offering several options to them & have them pick one (1 yr contract) or two items (2 yr contract) (ie, paint room; free maid cleaning; clean carpet; microwave range installed {if i was gonna do it anyway}; free hours of a handyman. people love free stuff.i drop off cookies/candy, etc on their birthdays & xmas. cost me $5 but they go absolutely nuts about it. they know other landlords won't do the little things to make them feel special.we're in the people business. most renters get viewed as scum by the public but they're people just like us & a lot of 'em are very nice.

Their mentality: Why buy an apple when you can buy a candy apple for the same price...BOA will give you everything that sold in that area going back several months to a year.
