I wouldn't put too much weight on what grade it has per the county website, as that is pretty general.

I wouldn't put a lot of weight behind that "guarantee."

The entire conversation was pretty much him pushing his weight around and not really being understanding or interested with my thoughts and concerns at all.

The options are A) treat the contribution as a loan, with 8% interest, or B) Profit sharing of a certain percent, or C) We partner up with weighted shares... like 20/80 with the understanding that he will provide ongoing maintenance.
