Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

I am reviewing the spreadsheet on bigger pockets on how to pick a market to start investing.  

This will give you a clear idea of what the house might be missing, and or need and gives you time to make those changes/additions before your first group.Another tip: I think it is natural for bigger properties to have more vacancies during the week/slow season.

The agent says that conservatively I could bump it up to $1600-1800, with it being at $1400 would you say I should try to increase it to $1500 for next year and steadily increase it from there or make the bigger jump straight to $1600+ and risk losing the tenant?

I have already had the pleasure of speaking with a few of you from Atlantic Canada here on bigger pockets. perhaps we can use this thread or create one to help with current issues problems or solutions to issues and challenges we face thoughts?
