put money into getting an architect and tearing off the facade and building a nice facade with better curb appeal?

I am architect who has over 7 years experience in the high end residential and commercial.

The house is in need of serious repairs and as it sits, my educated guess ( Based on property tax values of comps and the fact that the same architect built 3 similart homes and his neighbor sold his house a year ago for $2.8 Million) its worth $1.5 Million or so.

I do know a lot of people though including some politicians, urban/city planners, architects, commercial property developers and managers, etc, so they keep me somewhat knowledgeable of things happening around the region.

I am an active investor and like to partner with architects and builders.

Or you could have this checked by structural engineer, or architect.

The tenant who is an architect for a large contracting co. called and had us come and make sure there were no pipes cracked, etc...

I've worked as an Architect for the last 10 or so years and I'm ready to sit on the other side of the table as an owner!

I wanted to be an architect until I saw how much school they needed.

You will need an architect, GC, and permit expediter to navigate the Byzantine permitting process.I'm doing something similar now.
