I understand (mostly from this thread) they are generally higher fees and low(er) returns vs other 1031 alternatives.

Curious to know how it's going and if it's a good alternative to selling my properties or trying to do a 1031 down the road. 

To fix this problem without involving all of this shenanigans would probably only cost a few hundred dollars in materials and a few hours labor.

Alternatively, you can hire a title company to assist you.
