If you can’t explain something yourself, and need to refer to someone else’s explanation via video, perhaps you shouldn’t be posting about it in the first place.In two years or after the next recession you and all your co workers will be selling something else when your “clients” are left with investments down 50% in value and homes with loans they can’t afford.  

But then again every lender that is not my commercial banks I find frustrating. :)..

The prices here are affordable, which means your $50K can go a lot further than it would in places like California, and you can still get solid cash flow from rental properties.

It’s frustrating to hear you had to step in and handle the process yourself while still being charged a full fee.

We had an investment group willing to come in and zero-lot line a dilapidated apartment complex in Corvallis and give the tenants the opportunity to buy to help solve our affordability crisis here, but nonetheless, the city forced their hand by needing a half-street development after changing zoning that killed the deal.

I can afford to have the unit empty, but obviously don't want to do that, and am at a loss around what I should do going forward.

After  3.5 years we have permits for a 17 unit redevelopment project.We had hopes that we would break ground within a year of buying the property....that fell by the wayside for 2 reasons:1) we had worked with the city to increase density through an affordable housing scheme that did not go as planned.

That can be used to buy the interest rate down to make the home more affordable.

I did not want to incur the cost but I figured...that maybe....just maybe....sometime in the near future us ADU home owners may be able to rent both units....like a duplex.At that point it will be worth it to let the tenets be responsible for their own bills.Not saying that other ways are bad...they are actually very cost effective if you are living there...but what about as you scale your business and move onto other properties.This of course if your city will allow you to rent both units...the city I am in is tough but things can change as more pressure is being put on affordable housing.Once again...not saying any way is right or wrong...I just did it this way for the reason I just mentioned.Thank you....
