The barrier to scaling is on two fronts. 1) the capital needed to acquire each single family home becomes more and more as I cant keep buying primary homes with 3.5% down (lol). 

BP just started a Community called PassivePockets (full disclosure, they started it through acquiring my company Left Field Investors) - and the mission of the Community is to help LP investors learn and grow together.

In these states I assume that just like a standard foreclosure, all funds acquired during the sale that exceed the outstanding contract balance and any liens on the house go to the contract buyer (vendee?)
