I also found an article noting some of the newer activities to enjoy near the area, such as a new casino, breweries, hiking and camping, and more with only about a 2 hour drive from NYC. 

I would say 99% of MLS or board of realtor sales contracts have a due diligence section in them by default you can waive it or make offers sub too it.. 95% of people buying real estate use a due diligence clause unless you have a smokin deal and don't want to risk losing it in a very competitive market like say VEGAS right now.

someone who is willing to run you around with no POF or approvals is a rookie and will soon learn that its a waste of time and never do it again.. in a Buyers market maybe but not today not in a strong sellers market .. its also market dependant as well.. some areas are still fairly dead .. so that might work.. but when your one of 20 offers like whats happening in Vegas.. how is that going to work. 

That's why I like Las Vegas which is the market I am most familiar with. 

I like Phoenix, Vegas, and San Diego because of the proximity but am reluctant about the timing because those markets are red hot right now.

We just saw the Rivers Casino breaking ground on a new hotel that will be accompanied by a major upcoming development called the "Esplanade" transforming Pittsburgh's North Shore. 

We have been working to identify commercials brokers in the Minneapolis and Las Vegas areas however we are coming up short.
