. ;-)Some things come to mind-do you host yourself, have a property manager or co-host, is your STVR dog friendly, do you have king beds, where is your market, do you have professional photos etc.

I met a contractor through the project that's become a solid 1st call for my next flip and a good friend in the process.

Hi Michael, I have found value investing in Cleveland, OH because it is home to Cleveland Clinic, lot of good neighborhoods, landlord friendly laws, stable appreciation and good cash flowing properties.

What I do know is I don't plan to leave any crumbs 😂I also am aware of laws that say I shouldn't say things like, "I'm offering 8% return to someone who has the liquidity/resources", if they are not friends or family.

Reinforces the reality I thought we were living in vs what my landlord friends who bought in 2020/2021 have been saying to me ie just do it.

Landlord friendly states are going to be your best friend since CA isn't the best at looking out for landlords. 

This deal was brought us off-market by a friend.

It probably be best as a friends-and-family type loan, but I don’t have anyone around me that is an appropriate lender.If I have to, I can put the funds in myself, but its inconvenient, and would come from investments that would need to be sold, taxed, etc.
