Some were just carpet cleaning and touchup paint all the way to nearly full updates like you described.I'm not sure about if they're doing it now still, but like I said last year they definitely were.

If I can raise rent to market value of ~9k, I break even while living there and cash flow 1k when leaving.Question: Where would I factor in things like: touch ups in between tenants, flooring, plumbing, remodeling a bathroom/kitchen if I want to raise the rents between tenants?

We plan on splitting the utilities, putting in an egress window and leveling the floor in the basement, make the basement bath functional, upgrading the main floor bath, replacing or refinishing flooring, painting throughout, removing some overgrown trees, doing touch up paint outside, and patch repairing some cement work.
