If egress is already available, great, but often times this means digging an egress "well", structurally reinforcing the foundation where the larger window will be going, etc.  

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

While owning properties in an LLC is a solid foundation for liability protection, it's wise to continually reassess and enhance your strategy.

I have found at this point his advice is become less and less useful and seems to push heavy for giving him large sums of money to enter into partnerships. 

I ended up in Cleveland and Memphis and one of the companies I'm working with is yours :)I'm not sure I know enough to not lose my original investment, but I just got tired of making excuses for myself and felt like I was in a decent enough financial position (very grateful for that) to take a chance and if all goes poorly I figured I'd at least get a solid education and foundation to build from.
