This has helped a lot in terms of employee overall happiness and in addition helps us to keep the correct people in the company - if they are able to prioritize, work and achieve their goals without us micromanaging, it is a huge win for them and for the company.

I would also take all the repairs and updates that you are planning on completing and prioritize them.

You need to prioritize what needs replaced, repaired, or remodeled, finish it (houses are never perfect), and get a tenant in there at market rent.

So even though you're paying the year prior, it all comes out in the wash.
