There are spiders in the house. several other petty issues. We finally found a next renter now he wants us sign the following before he moves out: 1. (1) That they be let out of their lease effective on their exact move out date;(2) That their deposit be returned by exact one month of their move out day.(3) That their rent be pro-rated so that they pay only through their move out date for the month,(4) That no action is taken against their credit. He asked a lawyer (not litigation yet) drafted this document to sign.

(I'll mention that one of them was using blatantly wrong information to acquire one of the lower end numbers, in that they'd listed it as a 2 bed 1.5 bath when this has never been true, so it's not even like it was outdated, just simply wrong).Am I reading too much into this?

I have a great deal of experience in the mortgage industry (although somewhat outdated currently) and am trying to figure out which path to take to get back into the RE industry.

With that said, it looks like an excerpt from a book you're attempting to market and I think the information is outdated.

@Bryan C.I would lend on a minor rehab, like fixing an outdated kitchen, $10K to $20K, quick resell, make 10% in 2 months, do it 5 times a year.Either you or a REI goes to expired listings, offer to buy house with dated kitchen or bathrooms, You give a note for equity, use your IRA for rehabFix and resellYou get your IRA money in 2 months plus 10%.

the big issues there........ the government is corrupt as hell. especially in the muskegon heights area. my brother has had no end of trouble with these people. also, other areas of muskegon, such as the city, they hire out their inspections process to a place called safebuilt. these people are worse than the government over there. my brother sells a lot of his houses on land contract. these people simply refuse to accept this as a sale and call his houses rentals. they claim this gives them the right to issue him tickets for repairs needed because he is the " current owner of record". they use a portion of the government system that is outdated and has inaccurate records to claim he is the owner. consequently, he winds up in court all the time with new " violations" on these " rental houses" that he has full proof that he sold years ago. as of yet, he has be able to beat them in court just by proving that he no longer owns them, but he is going to court almost every week with them. i believe they hope he will just give up and pay the fines. that is not gonna happen with him......lol. but, just so you are informed, muskegon may appear to be a good place to invest, but you will have serious hurdles to jump over on a regular basis.

You can even help her out by advertising it early and scheduling an open house, IF she can solidly commit to the move out date and leaves it in good condition.I'd emphasize that you're willing to let her out of the lease even though you don't have to, but she will be absolutely responsible for rent until the date of the new lease.

Yes, you will have to file for eviction, get a court date, go to court (or have your attorney do it), get a set out date, get folks to help with the set out and then you will be rid of the tenant.

Maybe you should use some structure in your mailing; write it as a formal letter instead of using the same old outdated and over used taglines.
