With conventional, you can just drop the MI when you have the equity- you might have to pay a few hundred bucks for an appraisal. 

It won't be packaged as nice as someone you are paying $XX,XXX.XX for... but I bet you fifty bucks there is nothing they will do for you that this forum or those other resources will not know about, or help you with.

my biggest profit for just buy and hold was land as well.. we bought 3.5 acres in Sonoma county CA for 27k  in 96 ish  sold in 2000 for 2.2 mil. paid tax's of 300 a year and mowed it about every 3 years for 500 bucks.. same thing as you .. unbuildable acreage but Indians bought the land next to us and built the largest indian gaming facility in CA

It won't come anywhere near your salary but you can net work and make a couple bucks while networking.Yes, you have a lot to learn but you can learn it. 

And focus more on your Kitchen, Bathroom, Flooring and Paint (inside and out) for better bang for your buck on your ROI.As an Interior Designer, I've been working with realtors remotely to help update properties prior to listing.
