I have a 10 unit, laundry mat and car wash combo under contract.

I am strapped for cash after the first purchase but I brought in a partner for the 6 unit.

You can add some pretty flower pots (keep them watered), Adirondack chair and small garden table and a colorful welcome mat on the front porch to make it more inviting. 

Loosen the 4 screws and remove the 4-prong cord.Usually, you will have three screws in a row on a plastic terminal block, and a fourth screw below or above that, that goes directly into the sheet metal.When the dryer was shipped, there was a metal strap, about 1/4" wide by a couple of inches long, from the screw in the sheet metal, to the middle screw on the plastic terminal block. 

If your strapped for cash after buying your first, then instead of paying down the notes you can use the profits to help with more downpayments.  

I'd still try to provide an off ramp for them in my response, but I'd definitely make it clear that I'm prepared to go to the mat to enforce compliance of a signed, valid lease.

If I sell, I stand to make 50-65k after realtor commissions, etc.I'm in the process of buying my dream home, and I'll be strapped for cash if I hold on to my current house.
