One of my most profitable STRs ventures is not in a vacation market but it is a unique experience that is within an hour of a major metro hub.

What we run into is even if there are no major repairs for the year; you have a 15% management fee; $500+ in setup an inspection fees annually, and $2500 in make readys with basic repairs you are looking at nearly $4k in annual, basic costs for a unit which brings $6k in gross rent annually. 

When you look at a property make a list of all major capital expenditures roof hvac etc.

I don't have the funds saved up for any major renovations but am looking for something that needs a little TLC.

One thing I’ve picked up from years of managing rentals in San Diego is that organization is everything..

They say they are not liable for inaccuracies but the number of bedrooms, bathrooms, and unit amount seems incredibly major.

I think the only intelligent alternative to the above is if they organize together, get attorney, and take legal actions to press that they are now majority share holders and execute a take-over.
