Oakland has been on fire for the last several years, so it's hard to find something that makes sense from a cashflow perspective right out of the gate.  

If everything goes as planned, I could start building a good retirement portfolio straight out of the gate from college.I have a friend who's lease ends next march that may go in with me to co-buy a property and then I could be his "tenant". that could be a creative way to start getting into the business. 

Yard has a fence gate which only allows a push-mower through.Any suggestions from you all in that area of ME for 1) a neighborhood lawn guy 2) cleaner 3) painter/handyman?

With that being said, the exterior can use a minor face-lift:- paint job- tear down this concrete wall- replace the back gate door (POS wooden gate)2.

However, they can also make it very difficult for owners to do this by restricting access to guest services or even access through locked gates.

These boys are the greatest investment I have and I sure want to raise them to be contributing citizens and not spoiled brats. lol Will be happy to network in the near future.Thank you @Eric DowlingYes, the duplex is nearby me in the city of South Gate. 

I also strongly recommend using a good software system out of the gates and make sure your accounting is on point.
