I was a mortgage broker from 2004-2009, my father is a contractor and I have several friends that are realtors - so, the industry as a whole is not new to me. 

Hello Gene, also a newbie here but it occurs to me that you could find a lender that understands your goal and may agree to a large down payment with your father as co-signer. 

I live out of state but my father is a real estate agent in the area down there and my mother is there as well so we have resources.

I looked into it (my father farms part time) and there was no way to make the math work where he lives or where I live (Nebraska/Kansas).

So my question is, do I go with my instincts and take the usual deposit or do I credit and background check the father?

I’m finding in New Jersey were about back at 2007 levels (which is concerning imo), but interesting enough my father in law is trying to sell his new construction purchased at the peak of the bubble down in Columbia, South Carolina and it doesn’t look like he can at least break even, not even close really.
