These clauses are contained, in all Promissory Notes nowadays.Many Realtors and/ or Mortgage Brokers will not tell you this information.

Generally a "local" lender may just have more restrictions and even though they know the area, that's really what a great realtor and PM should be able to inform you on.

My lease has a sublet fee (2 weeks is guest by lease more than 2 weeks in a year is sublet) that is costly enough ($100/night per person which is about what a cheaper hotel is here) that makes sure tenants do not have others move-in without informing us.

There isn't enough information in here about the current state of the house to be able to advise you, but I would think #3 is a definite no as it seems unnecessary from a cost perspective although that market has scale to accept it.
