We started a shared bank account and are on our way to setting up Wave as our book keeping software of choice.

Perhaps there is something in their background they want you to overlook and waving a wad of cash in front of you is a way to acheive that.

There is always the old go-to, Quickbooks....there are also online programs like Wave, which is free, or other paid services.

Enforcement often comes in waves and with COVID many things have been a low priority. 

In my opinion, the values aren't going down so you have to start riding the wave at some point in time. 

Most smokers know the vast majority of places are against them so if the rent is reasonable for the market they are unlikely to move - and even less likely if they've been there 10 years.Ride the nicotine wave and clean up when they die!

Are the subject properties actually in the wave of gentrification or are you pushing the line by a number of blocks?
