Hi All, I have 2 multifamily rental units that I entirely self-manage.

Networking with local investors, agents, and property managers will be key to your success.

A goal of 40 doors is theoretical and likely just matches the income that you want to get to that ranch, but managing 40 doors, especially when they are broken up into 15-20 properties is a bear for you or for property management fees (especially so if they are not all near each other).

Buy and holds is the key to true wealth with all the benefits of depreciation, appreciation, loan pay down by your tenants, leveraging the equity, cash-flow etc etc, but it often times isn't the active income that pays the bills until you build up a portfolio and even then there's the tenant management or managing your property managers.That's why I'm involved in all 3.

I have 1000 sqft so $250k.if I have no GC and manage all the subcontractors I will not have a Rolodex so have to find subcontractors and I’m sure there are a million other complexities.

The current one lasted 8 years and needs to be replaced (as per what our property manager is saying)I heard front loaders could leak, so I typically only do top loaders for rentals.

As a management company, we also have a duty to get a property occupied with a qualified resident as soon as possible and sometimes that means adjusting rents down for right now to generate revenue.

Getting a rental license as an out-of-state investor is doable, but you’ll need to manage inspections and compliance.
