Just rent it to the Delta House from U of Ill-UC, what could go wrong....?  

Doing this remotely (from Denver) I'd need a good GC in the area to oversee the work and the $60k delta between asking and offering seems about right to make sure I don't have someone go in, pull up the shower/floor and and find out joists need to be replaced or something else worse that would seriously skew the price.  

If I had to replace the faucet, there is a standard Delta one handle chrome that uses the same parts for the last 50 years or so.

@Adam Detig model it perfectly for you in terms of data entry into excel or another program for IRR.What you should pay attention to is the delta between your model when you purchased and the actual cash flows.
