The mold inspector found some household mold in areas which are conducive to grow mold, I.e in the toilet bowl, and a some in the basement.

I would replace the ceiling fan as it seems as though it has run it's course and let her know that since she was not injured ,she is not entitled to any compensation and you have no proof that someone in her household didn't tamper with it.

Check with local banks and credit unions to see if their program parameters are a little different.Also condominiums are "condos" not "apartments".

Also, since these properties will most likely be condos (making sure that the HOA covers the roof and exterior maintenance), do we need to get some sort of insurance outside of regular 'condominium insurance'?
