@Pedro Amador Some of the the best ways to find off market commercial and multifamily properties is to compile lists from city and county websites if available or through a paid service like List source, Reonomy and CoStar or you can use free resources like Loopnet, CREXI, Ten-X commercial, Craigslist, tax database, general networking, brokers, property managers, title companies, environmental consultants, building inspection companies, appraisers, landscapers and other companies that service commercial and multifamily properties and driving for dollars.The real key is in how you approach the owners and then the follow up.

It's really just a simple form to enter data in, that gets converted to an Excel file.Just know, that this data is going to be used to compile a larger databank of information they can sell in the future, whether it's stated or not.

Wendy, The government spends a grip of money to compile info for us and its available for free.People can get so much relevant information from the Census Bureau's website, The IRS, and most county's have a website with a link for helping business.You can pretty quickly determine if a town is growing or shrinking and average income etc.

I had a client before that wanted that, we spent 150 hours compiling it, so I charged 2k for it, but that was a complex need.Making scope is not hard, all you have to hand your contractor is something like: Price tiles at $3/sf, if I choose more expensive, I only pay the difference.

Whenever I've done a flip I've always compiled all of my receipts/invoices, HUD1's (purchase/sale), tax docs, permits and any relevant info for that specific flip in a black binder labelled with the address of the property.
