Augusta, GA is a metro area of about 500k people and an economy powered mostly by government, healthcare and some manufacturing. 

So I found a potential SFH that Im looking to invest in, in the Augusta GA area, and am looking to find a reliable contractor/construction team to turn it into my set goal. 

I've been told by local investors that State Bank and Trust in Augusta - James Gay is good.

VW auto plant is expanding, there's 3 auto plants,  there's 2 Amazon distribution centers in the Chattanooga TN area, they are hiring 1000 people.Athens GA, Augusta GA, Savanaha GA is another great jobs areas.  

I am somewhat of a newbie wholesaler in the Aiken and Augusta areas.

But we could do Starbucks on Augusta St, maybe.

And while building here in Charlotte is probably a little more costly than the Augusta market, $50k for 800 sqft seems far too low....

In fact, when I look at Chattanooga, Macon, Covington, Augusta, etc., the cap rates are much stronger, but I doubt the appreciation will be as strong and I know the deal would become way more complex, since I can't be on-site as often or leverage my existing GC, PM, closing attorney, etc.

I grew up in Augusta/Martinez and have been thinking of moving back at the same time I caught the investor bug.
