(Forgot she also mentioned at some point it’s a law that a partner have an investment into the company) and why if it’s the law wouldn’t it make more sense and to not appear to be a scam looking to see which amount of money you can get out of someone, and she replied again with the whole some people want the best so I just dropped the subject because she wasn’t going to answer this the way I wanted her to.

I'm referencing what is referred to as the "disregarded entity exception" or "Same Taxpayer" rule.https://www.1031.us/using-disregarded-entities-like-kind-exc...https://www.firstexchange.com/vesting-title-1031-exchangeIt would appear there's precedence for treating a single member LLC that's a disregarded entity for tax purposes the same as the individual in taking title to replacement property in a 1031 exchange.

Based on the details from the clerk of courts, it appeared that the investor was attempting to hide assets and refusing to turn over documents, one of which was copies of all renovation agreements.

It appears the issue was discovered and remediated quickly, so it's doubtful the tenant was exposed to anything in significant amounts or for long periods.

One other tip is to let your listings expire and re-list that makes them not appear as 'aged and stale' - power users will check history and notice but you may get the attention of some and those that have recently setup alerts.

It appears the fee is for each LLC, so if you have multiple RE LLCs, you have to report each one and pay the fee.
