We have expansive soils here (clay that expands when it gets wet) as well as some older cast iron lines and even some orangeburg so it's common to see sewer line issues (often just some tree roots that need to be cleaned then the line re-scoped).

you know who he is right or maybe your to young :) Didn't go mate,In Toledo for a week in early July.I don't know Robert Plant and am disappointed that I don't know of him lol I grew up with my mum being a clean freak throughout my childhood so she would clean all day and listen to ABBA, Boney M, Bee Gee's, The 4 Seasons, Fleetwood Mac, Rolling Stones, Hot Chocolate, etc...Wish I was born earlier mate70s and 80s music is the by far the best IMO lol lead singer for Led Zeppelin  watch  DC honors U tube with Nancy Wilson singing Stairway to Heaven she nailed it.

I’d say investors that choose better locations and better properties within those locations will have a much better chance of success as the big risks will be minimized (by better properties I mean with less deferred maintenance, not necessarily newer but newer can sometimes reduce operating expenses, or older with “good bones” that are well maintained, especially if you’re needing to outsource any work and manage it remotely).

Pretty solid points here, I would also like to add refinancing with a non-traditional DSCR based loan can assist with getting access to cash quickly as there are many lenders that have a lower seasoning requirement.
